New Construction Homes

Buying a new construction home is an exciting opportunity to customize your dream space and enjoy the latest in design, technology, and energy efficiency. Whether you're building from the ground up or buying a move-in-ready new build, having an experienced real estate team on your side ensures you’re protected every step of the way.

At Rob Mitchell Homes Real Estate Group, we guide you through every phase—from builder selection and contract negotiations to design center decisions and final inspections. Our team understands the nuances of working with builders and ensures your best interests are represented throughout the process.

Our New Construction Process

Initial Consultation

01.

We’ll start with a discovery session to learn about your goals, ideal location, desired features, timeline, and budget. Whether you're looking for a custom build or a move-in-ready home, we’ll map out a strategy tailored to your needs.

Design Selections & Customization

03.

Once you’ve selected your builder or home, we’ll guide you through the design and upgrade process. From floorplans and finishes to smart home features, we’ll offer expert advice to ensure your selections boost both comfort and value.

Build Phase & Inspections

05.

As your home is being built, we’ll stay in close communication with the builder and provide progress updates. We’ll also coordinate independent inspections at key stages—such as foundation, framing, and final walkthrough—to ensure everything is up to standard.

Builder & Community Match

02.

Next, we’ll connect you with trusted builders and new communities that align with your vision. You’ll gain access to exclusive opportunities—including off-market lots and early-phase pricing—and we’ll schedule model home tours to help you compare options.

Contract Review & Negotiation

04.

Builder contracts are different from standard home purchase agreements. We’ll review all terms and negotiate on your behalf—ensuring you’re protected when it comes to pricing, warranties, incentives, and construction timelines.

Final Closing & Move-In

06.

Before closing, we’ll conduct a detailed punch-list walkthrough to ensure all agreed-upon items are completed. Then, we’ll walk you through the final steps of closing and handing over the keys. And even after you move in, we remain a resource for anything you need.

So happy we ran into Mackenzie Mitchell at a random open house! As first-time home buyers, we needed a lot of guidance and patience and she gave it all, always with a smile! When we finally found the perfect house, she was able to negotiate a great deal and had such great communication, even while she was in Europe with family!

Frequently Asked Questions

Why should I use a REALTOR® when buying new construction?

Many buyers don’t realize the builder’s sales rep represents the builder, not you. Having an experienced REALTOR® on your side ensures you’re protected, fully informed, and getting the best deal—at no extra cost to you.

How do I choose the right builder or community?

We’ll help you compare builder reputations, included features, incentives, and timelines. We also consider your lifestyle needs, school districts, and long-term resale potential when recommending communities.

What’s the timeline for building
a new home?

Build times vary by builder and plan but generally range from 5 to 12 months. We’ll help you understand the timeline up front and keep you informed throughout the construction process.

What’s a spec/model or
inventory home

These are new homes already under construction or completed by the builder, often with popular finishes and quicker move-in timelines. They’re a great option if you’re looking to move sooner but still want something new.

Do I have to pay extra to use your services when buying a new build?

No! Builders cover the commission for your agent, so our guidance and representation come at no additional cost to you.

Can I still negotiate with
a builder?

Yes! While builders often have set pricing, there’s room to negotiate on closing costs, upgrades, lot premiums, and other incentives. We’ll help you maximize what you get for your investment.

Should I still get a home inspection on a brand-new house?

Absolutely. Even new homes can have construction defects. We recommend third-party inspections during key phases of construction to ensure everything is done right.

Can I use my own lender instead of the builder’s preferred lender?

Yes! While builders may offer incentives for using their lender, we’ll help you compare loan options so you can make the best financial decision for your situation.
