Hidden Costs of Buying a Home That First-Time and Repeat Buyers Miss


When you're buying a home in the DFW Metroplex there’s more to your budget than just your down payment and monthly mortgage. Many buyers are surprised by the extra costs that pop up along the way. Some are required; others are optional but highly recommended to protect your investment.


Here’s a look at the hidden costs you should plan for — and why it's smart to have a local expert (like us!) guide you through the process.



1. Home Inspections

A good inspection can save you thousands in unexpected repairs later on. In Texas — and especially across DFW — you’ll typically want:

  • Standard Inspection: Covers HVAC, plumbing, electrical, roof, foundation, structure, attic, insulation, and more.Cost: $350–$1,065 depending on square footage.

  • Five-Point Inspection: Focuses on the five most critical areas: Electrical, Foundation, HVAC, Roof & Structure, and Plumbing. Cost: $100–$150.

    • Often recommended for homes 30+ years old, which are common in established DFW areas like Coppell, Bedford, and parts of Plano.

  • WDO Inspection (Wood Destroying Organisms): Checks for termites and wood rot. Required by some lenders, especially in termite-prone zones (which DFW definitely has).Cost: $100–$200.

  • Optional Add-Ons: Pool & spa inspections, sewer camera scopes, septic and well checks, water/air quality tests — important if the property has any of these features.


👉 Pro Tip: Many insurance companies are tightening up requirements, especially around older roofs (10+ years) and outdated plumbing systems. Having these inspections up front can help avoid delays or unexpected coverage issues later.


2. Insurance Surprises

Speaking of insurance — home insurance has changed in DFW. Because of major hailstorms and severe weather patterns in North Texas, insurers have:

  • Increased average deductibles to 2% of your home's insured value.

  • Stopped insuring homes with roofs older than 10 years unless they are fully replaced.

  • Become stricter about coverage for older homes with outdated electrical or plumbing systems.


👉 Pro Tip: Always budget for higher insurance premiums, especially if you're buying an older home or a home in an area known for storm claims. We always recommend our buyers do this research and get quotes during option period.


3. Surveys and Title Fees

In Texas, if a current survey isn’t available (or acceptable to the title company), you may have to pay for a new one:

  • Survey Cost: Typically $400–$600 depending on property size and complexity.


Title insurance is a negotiated expense in our market — but if you’re wanting to strengthen your offer, switching that to a buyer-expense definitely helps you have a leg up to those who put it on the sellers. Always double-check with your agent to see how negotiations affect these costs.


4. Earnest Money, Option Fees, and Appraisals
  • Earnest Money Deposit: Usually 1% of the purchase price — held in escrow.

  • Option Fee: Gives you the right to terminate after a set amount of days. Commonly $100–$1,000 depending on property price.

  • Appraisal Fee: Required by your lender to verify home value.Usually $450–$650 in DFW.


These are funds you’ll need up front, so they can’t come out of your loan proceeds.


5. Home Warranty

This is another optional expense, but definitely worth looking into. A home warranty can protect you against costly repairs to systems like HVAC, plumbing, and appliances in the first year of ownership.

  • Typical Cost: $600–$1,800 depending on coverage level.


Many buyers in DFW are requesting sellers to provide a one-year home warranty as part of their offer — but it's not guaranteed. If not included, it’s a smart investment to consider yourself.


Here’s a real example:

Last year, we helped negotiate a home warranty credit for a buyer on a home with a 22-year-old air conditioning unit. The system was working fine during inspections, but the warranty provides peace of mind — so if the A/C goes out (which, let’s be honest, can happen fast in Texas summers!), the major repair or replacement cost will be covered. This negotiation saved the seller from having to replace the system before closing and protected the buyer against a major unexpected cost later.

👉 Pro Tip: Always review what's covered in your warranty — and work with an agent who knows how to negotiate smart protections on your behalf!


6. Moving and Setup Costs

Don’t forget the basics:

  • Professional movers or rental trucks

  • Utility connection fees

  • Deposits for water, electric, gas, internet

  • New locks or rekeying

  • Window coverings, appliances, or furniture if your new home doesn’t come with them


Depending on your move, this could add another $1,000–$5,000+ to your budget.

After closing, you’ll need to get all your services set up: electricity, gas, water, trash, internet, and security systems.While these aren't technically “closing costs,” they can add up quickly — and it's easy to forget to budget for deposits, connection fees, or first-month service charges.

  • Typical Costs: $150–$600+ depending on providers and service needs.
